Selling a horse property, or horse farm you need a different approach than your typical residential home, because you have to find a specific type of buyer who has an interest in horse properties and is willing and able to afford it.
A horse property or farm is more likely to attract an out-of-state or international buyer. These buyers have to start their search online. Professional photos and video will help your listing stand out and give you the opportunity to showcase your property from the inside out.
I focus on selling the equestrian lifestyle. I make sure that I include images of the home, the barn, outbuildings, arena, and the land. I do aerial photography and video to showcase the land and layout of your property.
Selling a horse property requires a unique buyer. I specifically target horse owners and equine service providers.
I do this with extensive online and offline marketing. I send a postcard to tack shops, feed stores, boarding and training barns to showcase your property.
The postcard has a QR code and a link to your property website. They can see the video tour and more details.
I create marketing campaigns through social media, specifically Facebook paid ads to target custom audiences, (which includes local horse boarding farms, local service providers including vets, farriers, saddle fitters) since they are in touch with lots of horse owners and they can help us to spread the world about your property.

Networking with fellow equestrian agents nationally and internationally through Equestrian Facebook groups, ad campaigns for Instagram,
Google AdWords display ads with keywords such as “horse properties for sale in Connecticut” and YouTube in stream videos ads.
YouTube allows me to create video ads and target audiences with horse interest and I can further narrow it down by income and if they are actively searching for a house.
Advertising in different horse magazines such as “Horse and Rider” or “The Chronicle Horse” and others. There are several dedicated websites featuring just equine properties where I would pay for an advertisement of your horse farm. Retargeting. What that means is that if buyers visit your property ad, the ad will follow them to other websites such as Facebook, Google, Instagram which means more exposure and higher chance to get your home noticed and sold.
This is a powerful way to drive relevant and qualified traffic to your listing.
